The Commercial EPC provides an energy rating, based on the Thermal characteristics of the buildings fabric, internal measurements, heating and hot water systems, air conditioning, artificial ventilation, lighting, the position and orientation of the building, natural ventilation and indoor climatic conditions. The surveys require a consultant with an excellent understanding of Building Services to guarantee accurate data collection
The Energy Rating is shown in a graphical format on a scale from A to G, G being less efficient. These ratings can then be used to make comparisons with comparable properties
The Vendor is responsible for providing the Commercial EPC before the building can be marketed for sale or let. These requirements are enforced by local Trading Standards Officers, who have the powers to fine vendor for non-compliance. The fine imposed by trading standards for non compliance is fixed at 12.5 % of the rateable value up to a maximum fine of £5,000.
Only qualified energy assessors may carry out energy assessments and issue Commercial EPC. An energy assessor must also be a member of a Government approved accreditation scheme. These schemes are responsible for lodging the EPC on a national database and for ensuring the quality of Commercial EPC produced.
